With over 16 years in real estate and developments totalling over $50 million, he has honed his skills in unlocking value for investors. Let’s face it – getting (the right) funding can make or break a deal!

Do you understand what goes on "behind the scenes" of a 1st mortgage funder (and funders in general)? And why:

- your project may (or may not) be a fit with the lender,
- macroeconomic factors affect the ability to get your project funded,
- you need to best position yourself (and your project) to give it the best chance of being funded.

I get it! It is confusing! And you don’t know what you don’t know! That’s where this week’s speaker comes in! Daniel He from CrowdProperty will talk with us about what happens behind the scenes:

- Credit policy
- Potential risk to profit ratio
- Portfolio exposure
- Source of funds
- Quality of the sponsor
- Macro economic factors
- Other Factors

Don’t get caught out thinking there is something wrong with the project when it's actually something else (e.g. portfolio exposure, lender appetite, credit policy…) or one of these common mistakes:

- provide irrelevant information that may or may not support your finance application
- provide insufficient information e.g. sponsor profile
- assume all lenders lend for all projects
* assume that LVR's and interest rates are static for every project
* assume that it's purely numbers, not a relationship one.

934sqm, General Residential, Port Adelaide and Enfield, South Australia

Elise purchased this site with Delayed Settlement right at the start of the pandemic, allowing her to obtain planning approval before settlement.

And even though the demolition of the existing house was delayed by COVID restrictions, what she didn’t do was a Before You Dig Australia search… oops!

The contractors dug up the NBN line meaning her neighbours’ had no internet access for a month while it was being repaired! Eeek!

The three newly created lots were over the minimum lot size requirements, BUT they still needed to have house plans lodged with the development application to show where a house would fit on those lots.

Selling the lots herself through a “Sale By Owner” website, Elise ran into a few challenges:

- sold below market value
- sourcing potential buyers
- negotiation with potential buyers
- one buyer wanted to extend the finance clause until settlement due to their job instability!
