Many people may not be aware that they have the potential to add a granny flat to an existing property. They can add big $$$ to the value of the site, the rental yield and profitability!

This is a great investment strategy especially for cash flow and the current market conditions.

Robert Andary is an expert in this strategy, and will be walking us through the elements we need to be aware of when considering adding Ancillary Accommodation to an existing property:

- Determine if you can put Ancillary Accom on a site
- Can you add value by doing this?
- How much can you expect to increase cashflow/yield?
- Advantages over a traditional battle axe subdivision
- The process - applications, time constraints, delivery to site etc.
- Rules of thumb for costs
- Manufacturing off-site

Anthea Greig has been developing properties for 15 years and full time for the past 4 years. She has a background in mortgage broking and was State Sales Manager for a Medical Supplies company. Anthea has developed over 150 new allotments/homes with over 60 development projects individually and in Joint Ventures, renovated and flipped property without paying stamp duty, and renovated and subdivided as a joint strategy. In 2019 Anthea was awarded Master Builder SA Hiviz Women Building SA Outstanding Woman in Construction Award.

4 House & Land Packages Off A Community Common Driveway

How many dwellings do you think you can have approved on 1742m2 of land in this zone?

Did you guess five?

Well, that is exactly what Anthea Greig did by adding four new townhouses to the rear of an existing Basket Range sandstone house.

She cleverly sold the townhouses as House and Land packages. BUT… it’s very different when selling off a common driveway:

- Who was responsible for sealing the driveway….?
- What if the driveway was damaged during construction…?
- Who was responsible for laying the services down the driveway…..?
- How was the full development approval granted to meet the valuers criteria…..?
- Usually common driveway builds have to be built out by the developer……!
- What did she negotiate when the Builder produced a price increase to the four buyers of House and Land packages just prior to going to site…

Come along to this Meetup to find out how Anthea managed to successfully sell the House and Land packages off a common community driveway without the buyers’ valuers stating it was a split contract and refusing to value the land!  Whew!
